This enhanced use lease Falcon Hill Aerospace Research and Development Park is situated on approximately 550 acres at Hill Air Force Base in Davis County, Utah. The first segment of Phase I includes a 35,000-sq-ft HAFB Security Forces Complex, and another 150,000-sq-ft building that will be occupied by Northrop Grumman. Also included is the relocation of the Clearfield West Gate, along with various road and utility improvements. R&O is constructing the two buildings; Staker Parson is doing all sitework improvements.
Over the next five years, Phase I will ultimately include the development of 10 buildings, bid-out separately, consisting of approximately 2 million sq ft of retail and office space including approximately 600,000 sq ft of office space for Hill Air Force Base (inside base gates). This represents $180 million alone in construction value for just this portion of the first phase. The project has an overall budget of more than $500 million, which is part of a 20-plus year planned development.
